Every purchaser and seller is entitled to have an attorney represent them in the transaction. In Florida, generally the contract is on one of two forms - the FAR-8 or the FAR/BAR and the associated addendums. Most buyers and sellers choose not to be represented by an attorney since the same forms are used and usually not altered substantially. This is a personal decision.
