Sellers expect a pre-qualification or pre-approval letter to be submitted with an offer. If a pre-qualification or pre-approval is not submitted with the offer, it will usually be requested within 24 hours of agreement of terms of an offer in writing. If you are in a bidding war with other buyers, the absence of a pre-qualification or pre-approval could hurt your bargaining position.
It is best to speak with a qualified mortgage consultant to determine how much home you can afford and whether you will qualify for your desired loan type and amount. A qualified mortgage consultant will also be able to provide a good faith estimate which will outline your down payment, costs to close and estimated monthly payment.
